| Jakubiak and Studio-27 conducted a comprehensive study of the character of the built and natural environment of the Town of Chevy Chase. The findings and analyses informed the preparation of and deliberation on amendments to regulations governing zoning and building. The changes addressed the problems and impacts that occur when existing houses are demolished and replaced with large houses that are out of scale and character with the existing neighborhood. We detailed existing conditions and regulations, community character, the various tools available to promote more compatible redevelopment. We provided analyses of recent residential buildings and those elements of buildings and the built environment that define the character of the Town. We drafted regulatory zoning changes. The Town has adopted the first comprehensive set of regulations addresses compatible design in the State.
